So here is the first thing I want to show you. This is what 80% of real estate professionals do. They get a commission check and that check goes into their personal account. But this personal account is not an LLC and S. Corp. You know limited partnership. It’s not a corporation. It’s a personal thing. So what’s rule number one? Should I have a corporation? Yes or yes? Yes, cause now you get all tax advantages. Yes or no, guys? But I got to tell you. This is what the 80% does and this is clearly bad.

An S corporation is a closely held corporation. In general, S corporations do not pay any income taxes. Instead, the corporation's income and losses are divided among and passed through to its shareholders. The shareholders must then report the income or loss on their own individual income tax returns (wikipedia).

Let me show you what the 15% do. I get the check. It goes directly into my business account. I get it wired in from escrow. I don’t get physical checks anymore. The money just gets transferred over but it goes into a business account, which means now as you can see, I’m gonna have four different accounts at my bank. I’m gonna have my business account. I’m gonna have my tax account to me three accounts: tax account, business account and my home account, my personal account. 10,000 dollars hits my business account and the first thing that happens is instantaneously 3,300 of the 10,000 goes directly into my tax account. How many of you in the state of California or New York or in the country of Canada? You get a check for ten grand and you’re lucky if you get 4,500. But 3,300 bucks automatically goes there, then 3,300 or less goes into your business account. A check comes in. I’ve got marketing. A check comes in. I’ve got expenses. A check comes in. I’ve got my MLS dues. Everything that I need to run my business: every check 3,300 3,300 and then what goes over here? 3,400 bucks to my home. Because many times what do we do get a check and we just start spending the money. This is the cardinal sin. This is what poor people do. They get a check and they just start spending. The bigger the check, the more they start spending and they never think about debt reduction because they’ll do that later. Because I’ve worked so hard and this was such a challenging transaction. That’s why I’m going to overindulge and over-spend on myself.

“The money just gets transferred over”中的被动语态翻译为主动,采用“被动变主动”的策略,从被动语态的“钱被转进来”转变为主动“钱转进来”。在中文里,“钱转进来了、钱转好了、钱转过去”,可以假设为“我们/有人/他人把钱转过来了”的把字句,也可以看做是“名词作主语+谓语动词”,但具体谁是施动者,无需表明。中文里少用被动,被动多带有负面意味,比如“遭受”“叫、让、给、令”,举个例子,“让人给踩了,您可就得倒霉!(陈建功,2017)”。
英译汉中的时态问题。“Because I’ve worked so hard and this was such a challenging transaction”。源语中出现现在完成时和一般过去式,但在译语中,可能不会翻译为“因为我曾经努力工作过,而且这项交易曾经是很难完成的”。根据现代汉语语体系统,“了、过”是表示完成的语素,与结果性动词补语(Resultative Verb Complements)连用,表示行为动作产生的结果或对行为动作做描写、说明。例如,“我都走累了”,“累”是“走”的结果。本句中,“努力”是对“工作”这一行为的描述。
